Serviced-apartment furniture packages from Turkey, scheduled per unit type

A serviced-apartment package from Turkey covers the kitchens, wardrobes, beds, sofas and dining sets for every unit, scheduled by unit type: studio, one-bed, two-bed. Rovers prices every line with the Turkish partner factory that fits, builds a model unit for approval, then produces, inspects, ships and installs each type (in the US: manufactured and delivered).

Sheet SC-02Reviewed Rovers Contract

Serviced apartments, aparthotels and branded residences need more than a hotel room: a working kitchen, real storage and furniture that takes long stays. Turkish factories make all three. Rovers reads the BOQ and drawings, prices every line with the partner factory that fits, and runs the order from model unit to handover.

The package per unit type

Line Studio One-bed Two-bed
Kitchen Compact run with worktop, sink cabinet, appliance housings Full run, often with an island or breakfast bar Full run with tall units and pantry storage
Wardrobes One built-in unit One per bedroom One per bedroom, plus hall storage
Bed Double or sofa bed Double or king with headboard King plus twin or double in the second room
Living Sofa or sofa bed, coffee table, TV unit Sofa, armchair, TV wall Sofa, armchairs, TV wall, sideboard
Dining Two-seat table Four-seat table Four- to six-seat table
Workspace Desk or wall shelf Desk and chair Desk and chair
Bathroom Vanity and mirror cabinet Vanity and mirror cabinet Two vanities where drawn

The priced schedule is built per unit type, then multiplied by the unit count. A change to one type updates every unit of that type and shows the new total. Mirror-image (handed) units are listed as their own variant, so the factory cuts the right hand. Hotel staff housing and worker accommodation use the same per-type schedule, priced per bed: see staff and worker accommodation.

Durability: what lasts in a let unit

Guests in serviced apartments cook, work and stay for weeks, so the furniture takes more use than a home. European standards for non-domestic furniture give the test levels:

Item Standard What it checks
Chairs, sofas, stools EN 16139 Strength, durability and stability of non-domestic seating
Dining and work tables EN 15372 Strength, durability and stability of non-domestic tables
Wardrobes, TV units, storage EN 16121 Safety, strength, durability and stability of non-domestic storage
Kitchen units and worktops EN 14749 Safety, strength and durability of kitchen storage and worktops

Builds that hold up in let units: HPL or lacquer on moisture-resistant board around sinks; solid-wood or ABS edging on every exposed edge; metal drawer runners and hinges rated for heavy use; removable, washable covers on sofas; and sofa beds chosen for daily opening.

Fire rules for upholstery follow the market. In the UK, self-catering units and most holiday lets fall under the 1988 domestic regulations, while a hotel follows the contract standards, and the operator’s fire risk assessment settles which one applies.

Model unit approval

Before the full run, one unit of each type is built as a model unit with production materials.

  1. Shop drawings per unit type are approved, including kitchen elevations and appliance sizes.
  2. Finish samples are approved: door fronts, worktops, fabric, handles.
  3. The factory builds the model unit set; Rovers inspects it.
  4. The unit is fitted, on site or in a show flat, and reviewed with the operator.
  5. Changes go into the drawings; production starts from the signed-off unit.

Kitchen appliances are usually bought locally. The drawings carry each appliance’s model and cut-out size, so the housings fit on the first install.

Delivery and installation

Packing follows the handover sequence: by building, floor and unit, with a label on every box that matches the unit schedule. Outside the US, Rovers installs and hands units over floor by floor. In the US, Rovers manufactures and delivers, and the owner’s installer fits the units.

What to send us

Send the BOQ or the drawings per unit type, the number of each type, the city, the operator’s specification if there is one, and the opening date. With no BOQ, the floor plans and a unit count are enough for a first priced schedule.
