A residential building sells or lets faster when the units are finished. In Turkey, the same partner factories that make hotel joinery make kitchens, wardrobes, vanities and loose furniture for apartment blocks. Rovers reads the developer’s drawings or BOQ, prices every line per unit type, and runs the order from the show apartment to the last unit handed over.
The package per unit type
Most developers buy the fixed joinery for every unit and add loose furniture only where units are sold or let furnished. The schedule is built so either choice is one column. Buildings let room by room use the same packs, scheduled for co-living and build-to-rent or for student accommodation.

Each unit type (studio, one-bed, two-bed, three-bed, penthouse) gets its own priced sheet. Handed units (mirror images) are listed as their own variant so the factory cuts the right hand. The total is the sheet price times the unit count, so a change to one type shows its cost across the building at once.
Appliances, sanitaryware and taps are usually bought by the developer or the main contractor. The kitchen drawings carry each appliance’s model and cut-out size, so the housings fit on the first install.
Show apartment approval
The show apartment is where the developer, the sales team and often the bank agree what every unit will look like, and the factory builds it from production materials.
- Shop drawings per unit type are approved: kitchen and wardrobe elevations, sections and finish codes.
- Finish samples are signed: door fronts, worktop, carcass colour, handles, fabric.
- The partner factory builds the show apartment set. Rovers inspects it before it leaves.
- The set is installed in the show unit and reviewed on site.
- Comments go back into the drawings, and production runs from the signed unit.
The signed show apartment becomes the quality reference for the run. Every later unit is checked against it.
Standards that apply to a home
Apartments are homes, so the domestic standards apply to the furniture in them. In the EU and UK, kitchen units and worktops are tested to EN 14749, and wardrobes and other storage to the methods in EN 16122. Hotel-grade (non-domestic) test levels can be specified where units will be let short-term.
Upholstered furniture placed on the UK market for homes falls under the Furniture and Furnishings (Fire) (Safety) Regulations 1988. The 2025 amendment came into force on 30 October 2025 and removed the mandatory display label. In Canada, wood kitchen cabinets and vanities for permanent installation have carried a 25% safeguard surtax since 31 July 2026 (CBSA Customs Notice 26-17), which belongs in the landed cost of a Canadian kitchen package.
Handover by building, floor and unit
Developers hand over in phases, so the order is packed and shipped the same way.

Outside the US, Rovers installs and hands units over floor by floor, with a snag list per unit closed before handover. In the US, Rovers manufactures and delivers, and the developer’s installer fits the units.
What to send us
Send the floor plans and unit-type drawings, or the BOQ, with the number of each unit type, the finish schedule, the city and the handover dates per phase. With no BOQ, the unit plans and counts are enough for a first priced schedule.
