Villa owners, their architects and interior designers often arrive with a complete drawing pack: plans, elevations, joinery details and a finish schedule. What they need is one team that turns the pack into a price per item, gets it made in Turkey to the drawings and puts it in the house. Rovers reads the pack, prices every line with the partner factory that fits it, and runs the order to handover.
What a whole-house package covers
| Room or element | Typical lines | Details that drive the price |
|---|---|---|
| Kitchen | Base and wall units, tall units, island, worktops, appliance housings | Door finish, worktop material, hardware, integrated lighting |
| Wardrobes and dressing rooms | Built-in wardrobes, walk-in fit-outs, drawer towers, shoe racks | Interior layout, glass or solid doors, lighting |
| Doors | Internal door sets, pocket doors, pivot doors, frames and architraves | Height, veneer or lacquer, ironmongery, any fire or acoustic rating |
| Living areas | TV walls, bookcases, wall panelling, built-in seating | Panel joints, hidden storage, cable routes |
| Bathrooms | Vanities, mirror cabinets, linen storage | Moisture-resistant board, top material, basin cut-outs |
| Stairs | Tread and riser cladding, stringer panels, handrails | Species, thickness, nosing detail, site survey |
| Loose furniture | Beds, sofas, dining sets, side tables, outdoor sets | Fabric, frame, finish, size |
Every line on the quote is tied to the drawing reference it comes from, with its size, materials, finish, quantity, unit price and total. Where the pack leaves a detail open, the quote states the assumption used, so the designer can confirm or change it before the price is fixed.
From drawing pack to shop drawings
A designer’s joinery drawing shows intent. A shop drawing shows how the factory will build it: board thickness, joints, edge detail, hardware positions, fixing points and service cut-outs. Rovers produces shop drawings for each element and sends them for approval before anything is cut.
Built-in joinery depends on the site. Wardrobes, TV walls, stairs and kitchens are measured on site once walls and screed are done, and the shop drawings are updated to the measured sizes. Loose furniture can start earlier, as soon as its drawings and finishes are approved.
Samples and finishes
A villa usually has more finishes than a hotel floor: several veneers, lacquer colours, stone tops, metals and fabrics. Each one is sampled and approved before production, and the approved samples become the reference at inspection. Kitchen units are built to the strength and safety tests of EN 14749 where the buyer asks for it.
Production, delivery and installation
During production Rovers is on the factory floor, checking each element against the approved shop drawings. Every piece is checked before it is packed. Packing goes room by room, with labels that match the drawing references, so the install crew opens the right boxes in the right room.
Delivery follows Incoterms 2020: FCA at the factory for a buyer with a forwarder, or DAP to the house for a delivered price. Outside the US, Rovers installs the joinery and places the loose furniture, then walks the house with the owner or designer at handover. In the US, Rovers manufactures and delivers, and the owner’s contractor installs.
Who this suits
- Owners building or refitting a villa who want the joinery and furniture from one team.
- Architects and interior designers with a full pack who need a maker that builds to their details.
- Developers with a set of villas to the same design, priced per house type.
What to send us
Send the drawing pack (plans, elevations, joinery details and finish schedule), the location of the house and the date it must be ready. If the pack is still in progress, the plans and renders are enough for a first priced schedule with assumptions listed.
