Each line on the quote shows the item code from your drawings, the size, the materials and finishes, the quantity, the unit price and the total. Lines nobody has drawn yet are listed with the assumption used to price them, so the gap is visible. Restaurant and café chains outside hotels buy the same seating and joinery as a store kit re-ordered for every opening.
Standards that change the build
Fire and emission rules depend on where the hotel is, and they change the foam, the fabric and the board before anything is cut.

Branded hotels add the operator’s own standard on top. That spec is read with the drawings, and each requirement is tied to the line it affects.
The mock-up room
The mock-up room is one guestroom built to the approved shop drawings, with production materials, before the full run starts. In that room the owner, designer and operator check sizes, finishes, comfort and how each piece fits.
- Shop drawings for the room type are approved.
- Finish samples are approved: veneer, lacquer, fabric, metal and stone.
- The factory builds the room set; Rovers inspects it.
- The room is installed, at the factory or on site, and reviewed.
- Changes go back into the drawings; the signed-off room becomes the reference for production.
Production lead time is counted from the approved drawings and the signed-off mock-up, and every change after sign-off is shown with its effect on price and date.
Production, inspection and delivery
During production Rovers is on the factory floor, checking cutting, edging, finishing, upholstery and assembly against the approved drawings. Each piece is checked before packing. Packing follows the installation plan: by floor and by room, with labels matching the room schedule. Delivery terms follow Incoterms 2020, from FCA at the factory to DAP at site. Outside the US, Rovers installs and hands the rooms over floor by floor. In the US, Rovers manufactures and delivers, and the owner’s installer fits the rooms.

Send the BOQ, or the drawings and the room count per room type, plus the city, the brand standard if there is one and the target opening date. Finish boards and renders help when the drawings leave materials open.
