Modular and prefab room interiors from Turkey, supplied to the builder

Modular and prefab room interiors from Turkey come as a kit per module: beds, headboards, wardrobes, desks, vanities and fitted joinery, drawn to the module's tolerances and fixed to survive the road. Rovers is the furniture supplier, not the module maker: it prices each kit with the Turkish partner factory that fits, delivers to the module factory in production order, and fits the furniture on the module line where the builder asks (in the US: manufactured and delivered).

Sheet SC-16Reviewed Rovers Contract

Modular hotel room furniture from Turkey goes into the module at the builder’s factory, before the module leaves. The modular builder buys it, the hotel brand or operator approves it, and it has to fit a box with tight tolerances and then survive a truck. Rovers supplies those prefab room interiors from Turkey as a kit per module, as a supplier to the modular builder; the builder makes the module.

Who decides and who buys

Party Role in the furniture
Hotel brand, operator or student-housing owner Sets the design and the brand standard; approves the sample room
Interior designer Draws the room and specifies finishes
Modular builder Buys the furniture, fits it on the line, ships the finished module
Rovers Prices and engineers the kit per module type, gets shop drawings approved by both sides, delivers to the module factory

The shop drawings go to two reviewers: the designer checks the look and the finishes, and the builder’s engineer checks fixings, weights and clearances against the module frame.

The kit per module

Line Hotel module Student studio module
Bed Bed base, headboard panel fixed to the wall Bed with drawers, fixed or anchored
Storage Wardrobe or open closet, luggage rack Wardrobe and shelving
Work Desk, chair Study desk, shelf, chair
Bathroom Vanity unit, mirror (if not in the bathroom pod) Vanity unit, mirror (if not in the pod)
Kitchen Minibar cabinet Kitchenette units and worktop
Soft Lounge chair, curtains Lounge chair or sofa bed, curtains
Fitted joinery Wall panels, TV wall Pinboard, wall shelving

Bathroom pods usually come from a pod maker with their own fittings. Where the vanity or mirror sits outside the pod, it goes in the kit.

Engineered for the module and the road

A module is moved by road and lifted by crane before anyone sleeps in it. The kit is drawn for that:

  • Fixed down: every tall or heavy piece screws to the module wall or floor through the builder’s fixing points. No piece stands loose for transport.
  • No loose glass: mirrors bonded and mechanically fixed; glass shelves replaced with board or held in channels.
  • Doors and drawers locked for transit: transit locks or tape points shown on the drawings, removed at handover.
  • Anti-rattle: felt or rubber pads where joinery meets the frame; hardware chosen to stay tight under vibration.
  • Tolerances: joinery drawn with scribe allowances against the module’s stated wall and floor tolerances, so it fits every module of that type without site cutting.
  • Weight: the kit weight per module is listed, so the builder’s engineer can check lifting and transport loads.
  • Services: cut-outs for sockets, USB points and lighting are drawn with the builder, since the wiring runs in the module wall.
  • Loose items: chairs, mattresses and soft goods are packed inside the module and listed by module number.

Standards

The building and the furniture are certified separately. The module maker holds the building approvals: in the UK, BOPAS or a warranty provider’s acceptance; in the US, the off-site standards ICC/MBI 1200 and 1205 and the state programme. The furniture inside follows the same rules as in any hotel or student room: in the UK, upholstery to BS 7176 and mattresses to BS 7177 at the hotel’s medium-hazard level; in the EU, EN 1021 for upholstery and EN 597 for mattresses; in the US, 16 CFR 1640 (TB 117-2013) and 16 CFR 1632 and 1633. Test reports come from the factory that makes each item.

Delivery to the module line

Kits are packed per module, labelled with the module number and type, and delivered to the module factory in the order the line builds them. A sample module, or a sample room built on the factory floor, comes first. Outside the US, Rovers can fit the furniture on the module line with the builder’s crew, or supply it for the builder’s own fitters. In the US, Rovers manufactures and delivers to the module factory, and the builder fits the kits.

Turkey’s own prefab and site-building makers export worldwide (HS 9406 exports of about US$279 million in 2024), and many sell their buildings furnished. They can buy the same kits for their dormitories, site offices and cabins, including the per-bed staff accommodation kits.

Eco and tented resorts

Resort-scale tented camps and eco-lodges buy furniture like any resort hotel, room by room from the designer’s drawings, and run as a hotel package with a sample tent or lodge approved first.

What to send us

Send the module drawings with the fixing points and tolerances, the room-type interior design, the number of modules per type and the builder’s production schedule. The designer’s FF&E specification, if issued, prices the kit faster.
