Co-living and build-to-rent furniture packages from Turkey

Co-living and build-to-rent furniture from Turkey comes as one package: a priced pack per private room or apartment type, and a separate schedule for the shared kitchens, lounges and work rooms. Rovers prices it with the Turkish partner factories that fit, builds a sample unit for approval, then makes, inspects, ships and installs by floor (in the US: manufactured and delivered).

Co-living furniture from Turkey covers both halves of the building: rooms let furnished, one after another, and shared spaces that take more traffic than any home. The Turkish factories that make hotel bedrooms, kitchens and contract seating build both. Rovers prices the private units per type and the amenity spaces per room, approves a sample unit before production, and hands the building over floor by floor.

Build-to-rent landlords often let the same apartment furnished or unfurnished. The schedule shows furnished lines in their own column, so the landlord can price both and change the mix per floor.

Standards by space

Private rooms are let as homes. Shared spaces are used like a hotel lobby. The test level follows the space.

Wear between tenancies

Residents in co-living and build-to-rent move on more often than owners do. Between tenancies the unit is cleaned, repaired and let again. The package is drawn for that:

  • HPL or melamine on surfaces that get wiped and knocked; veneer kept to places hands don’t reach.
  • Wardrobes and tall units fixed to the wall or fitted with anti-tip fittings.
  • Removable, replaceable covers on sofas and lounge chairs in shared spaces.
  • Standard sizes for mattresses and cushions, so replacements arrive off the approved spec.
  • Spare door fronts, drawer fronts and fabric from the same batch, held for repairs.

Rovers keeps the approved codes, finishes and shop drawings on file, so a sofa or mattress re-ordered later matches the floor it goes into.

Sample unit and handover

The sample unit is built from production materials and reviewed by the developer, the operator and the designer. Comments go back into the shop drawings, and the signed unit becomes the reference every later unit is checked against. Packing follows building, floor and unit, with one label per box. Outside the US, Rovers installs floor by floor and closes a snag list per unit before handover. In the US, Rovers manufactures and delivers, and the owner’s installer fits the units.

What to send us

Send the unit-type drawings with the count of each type, the amenity-floor layouts, which units are let furnished, the city and the handover date per phase. A unit mix and the operator’s brand book are enough to start a first priced schedule.
